Do I need written consent before I text a homeowner?

Yes for marketing texts, and you should be able to prove it. Under the TCPA, promotional messages to a mobile number require prior express written consent, meaning a clear disclosure plus an affirmative action such as a checked box or a typed reply, not a pre-checked box buried in fine print.

Transactional texts about a job the customer already booked, like an appointment confirmation or a tech-on-the-way alert, sit on much safer ground. Keep the consent language on your forms, store the timestamp and source with the contact record, honor STOP immediately, and never upload a purchased list.
